A home measurement service typically involves determining the gross living area of a residential property. The gross living area is a key metric that provides the total floor area within the structure that is finished and suitable for year-round living.
1. Purpose: The primary purpose of this service is to accurately measure and calculate the Gross Living Area of a residential property, which can be essential for making decisions about Listing Prices, Purchase Prices, Refinance, and property tax assessments. If you are in doubt about the size of your home, maybe a home measurement is what you need.
2. Methodology: The service typically utilizes industry-standard measurement guidelines, such as those established by the American National Standards Institute (ANSI). This involves taking precise measurements of the exterior of the home, excluding areas such as garages, unfinished basements, and non-livable spaces. In some cases, it will be helpful to have original builder plans to produce a more accurate result.
3. Accuracy: The service aims to provide accurate and reliable measurements to ensure that the reported gross living area reflects the true size of the habitable space within the property. Accuracy does not mean perfection. Ten people can measure the same home and there will be 10 different results. The hope is that the results are within an acceptable variance of +/- 5%. If the person measuring the home doesn’t think they can produce results within a +/- 5% variance then we reserve the right to decline the assignment. The determination to decline the assignment can be made after leaving the property. Of course, there will not be a charge. Sometimes there are homes with angles that can not be determined with ordinary Tape measurements and/or a Laser Measurement Tool. We can’t see through walls.
4. Reporting: The service typically delivers a sketch with calculations detailing the calculated gross living area of the property.
5. Tools: We use a Sketch Program, an ordinary Tape Measure, and an electronic laser measurement tool.
5. Compliance: The service may adhere to local regulations and industry standards to ensure compliance with measurement practices and accuracy requirements. The goal is to determine with accuracy the Gross Living Area of a residential property.
Overall, a home measurement service focusing on the gross living area plays a crucial role in providing accurate and standardized measurements for residential properties and supporting various real estate-related activities and transactions.
